There is only so much 'underconsuming' one can do. If you have a family, there are limits. Love the discussion, I wish our western governments would stop throwing sh!t at the fan on these issues. You should not import people from other countries in such high volumes - it isn't healthy - especially illegals - this is not sane, safe or sensible.

In a city of roughly 25,000 there's around 2 dozen house's that have been restored and sit empty with no advertising/contact info and listed online as private owner for years now it's only $11 per property to get the owners information from the court house but who wants to spend any money with a chance of being ignored or turned away

Renting is the way to go at the moment. I'm saving more renting.

10 years ago I had what you would call an upscale one bedroom apartment. The first year the rent when up $100 and the next year $200. Thatâs the problem with apartments.

In Colorado rent for a two-bedroom house is 2000 plus a month. I'm a single woman and am barely getting by. I'm living paycheck to paycheck.

As long as you let Black Rock keep buying, housing in BFE will be a record high.
Just remember, homeowner's insurance is by Black Rock. Taxes should not be as high because home prices has been at a higher rate than inflation.

On 07/10/2024, the National Average Mortgage Rate for a 30 year fixed rate mortgage is 7.-6%. When I purchased my first home in the 1980's, the 30 year fixed rate on the mortgage was a bit over 14%. In what world is 7.6% greater than 14%+? We do NOT have record historically high mortgage rates, home prices may be at a record high, but NOT mortgage rates.
