I started the NIO Trending YT channel by sharing some of my research on NIO as a company.
NIO is a long term investment for me.
I was a real estate investor during the 2008 (GFC) era. The 2024 real estate market feels a bit like 2008. I expect more bank failures, more commercial real estate losses, and w/ tax & insurance hikes for RE probably still lagged, it's unclear how impactful those can be into 2025.
One important factor I haven't seen anyone speak on is the incredible lag on residential foreclosures now vs the 2008 era.
2023-2024 avg foreclosure time = about 850 days v 2007-2008 avg foreclosure time = about 150 days
